At this time, Maple Brook is sold out of new homes. However, we have a variety of pre-owned
homes! The benefit of a pre-owned home is that there are no sales taxes at the

Are pets allowed?
Yes, pets are welcome at Maple Brook.
Maple Brook allows each home to have two dogs and indoor cats. Some homes have fences in the rear of
the home to allow pets to run freely, and certain lots have adequate space for
future fencing.

What are the lot sizes?
The lot sizes range from 7,200 square feet to over 12,000
square feet, so Maple Brook looks like a residential subdivision. These lot
sizes are significantly larger than those of our competitors.
Maple Brook also features sidewalks and subdivision-width streets. In addition, all homes
have a 38-foot front yard, which is almost twice as large as those of other communities.

Do residents pay their own utilities?
Yes, just as with any other home owner, all your utilities are billed by the
provider directly to you. Gas and electric service in the community are provided
Northern Illinois Gas and ComEd. Water, sewer, and waste removal services are
provided by the Village of Matteson and Homewood Disposal.

All but 2-3 homes have large two car garages with concrete driveways.

Yes, and subject to approval of the community management regarding its
location, you may place a small satellite dish outside your
home.

What does 55 years and better really mean?
While no person residing in any unit may be 18 years of age or younger,
only one of the members of a couple need be at least 55 years of
age. Additionally, for those buyers under the age of 55, there
is still hope. A limited number of homes may be sold to people

Are there any active associations?
Yes, there are the Maple Brook Social Club and the Maple Brook Homeowner
Association, both of which are very active in the community.
Each year they plan events for the 4th of July, Memorial Day,
